Did you know? A small drip/leak from the shower/tub diverter can cause a big problem behind the scenes. Over time, if it is leaking behind the wall, the surrounding areas will be damaged, in addition to the possibility of organic growth (read:mold). We know it’s hot out but it’s not THAT hot. This vinyl siding warped because a grill was being used too close to the siding. This type of siding in particular cannot withstand high temps from grills or heat lamps so make sure you keep those items a safe distance away.

Looks pretty benign, right? At this End of Warrant

Looks pretty benign, right? At this End of Warranty inspection, I noticed a condensate pipe draining directly against the siding. This had been going on for 11 months and you can already see the discoloration of the siding. What you might not also realize is that day after day, month after month (and year after year if it doesn’t get corrected), this will drip water against the foundation and into the crawl space, which is the LAST place you want moisture creeping in. This is a 2 minute fix with a big payout. End of Warranty inspections are ALWAYS a wise investment, as are new construction inspections. An ounce of prevention is worth a pound of cure.
