Even in New Construction homes like this one, water intrusion and high moisture levels can quickly create organic growth (e.g., mold) on surrounding materials. In this case, we noted suspected mold on support beams which was verified by mold swab tests. Since this area is also going to be partially finished, an indoor air quality test was also performed and that, too, showed the presence of mold in the air. In addition, the support beams/joists in the crawl space registered at 30% moisture content (the range should be between 9%-14%). This can all be addressed by moisture mitigation but this is a powerful reminder that home inspections are critical even in new construction.
